Exterior Features:

·          Architecturally selected and colour co-ordinated Precast stone with architectural detailing as per model elevation.   

·          Precast Sills to all exterior window and door openings except garages – all as per builder.

·           “Architectural” shingles.

·          Pre-finished aluminum soffits, fascia, eaves trough and downspouts, maintenance free.  Colour selected by purchaser.

·          White PVC Vinyl “Casement” Windows throughout– complete with screens (Sliders where applicable to basement areas) as per applicable plan.  Other colours available.

·          Lo-E, Argon gas to windows for added insulating performance.

·          Double glazed garden/terrace doors as per plan.

·          Sectional roll-up, free maintenance raised panel metal garage door(s) with insulated core  

·          Insulated metal front door with weather stripping, grip set to match interior door knobs/passage sets, dead bolt and decorative glass.  (as per applicable plan).   

·          Three exterior weatherproof electrical duplex outlets, one at rear, one in garage, one in soffit for decorative Xmas/outdoor lighting.

·          Electrical duplex outlets for each garage door as per plan for future garage door openers.  

·          Coach lights to front entry, above garage, and at rear of house (and lower walk-out – if applicable) as per applicable plan and as selected by builder.

·          Soffit light package in roof corners on front elevation as per plan/as per  builder. 

·          Three (3) exterior water service taps.  One at rear, one in garage, one in side – ¾”. 

·          Concrete entry porches to house as individually detailed for model type and elevation.

 

Structural Features

·          8 ft.- 4” Poured concrete basement walls and floors complete with weeping tile,  damproofing and drainage layer.

·          Steel beam and/or bearing wall construction as determined by builder.

·          Cold cellar as applicable to model types as shown.  Cold cellars to be vented. 

·          2”x6” exterior wall construction to all exterior walls.  Complete with R-20 insulation.

·          7/16” OSB exterior sheathing with typical air-barrier housewrap.

·          Basement walls strapped where possible and insulated as per building code. Blown R-40 ceiling insulation to all main roof attic areas.

·          Engineered wood ‘I-beam” type floor systems – which includes:  3/4” tongue and groove sub floor as applicable to plan and as per builder.

·          Main floor ceilings 9’ (other heights available as per applicable plan).

·          Builder supplied “0” Clearance gas fireplace insert complete with high quality mantle surround as applicable to plan and model type.   

 

Kitchens

·          Cabinetry from builders samples in choice of finishes.

·          Upper cabinet crown moulding with light valances below

·          42” upper cabinets to complement 9’ ceiling height.

·          Granite Counter tops from Builders samples.

·          Oversize fridge opening.

·          Undermount Stainless steel double kitchen sink, complete with single lever faucet supplied by builder.

·          Center island or peninsula if applicable to plan and model type. 

·          Pantries as per applicable plan. (may not be included in all kitchen designs)

·          Ducted electric range hood over stove supplied by builder.

·          Decorative Cabinet hood over stove to house – electric range hood.  As supplied by builder.

·          One pots and pans drawer.

·          Two banks of drawers.

·          Efficient kitchen designs.  

 

Vanities/Laundry

·          Choice of cabinetry from builders standard samples in choice of finishes. 

·          Granite countertops to Ensuite and Powder room from builders standards.

·          Laminate countertops with white sinks to other bathroom(s) and laundry area.

·          Full width plate glass mirrors to vanities as determined by builder.

·          Laundry upper cabinets and laundry tub cabinet for builder supplied laundry tub as per plan.

 

Mechanical, Electrical and Plumbing Features

·          High efficiency forced air gas furnace, complete with Programmable thermostat

·          Ductwork installation for central air conditioning.   

·          HRV (Heat recovery ventilator) – fully ducted system.

·          Dryer vent ducted to exterior.

·          1” Gas line from meter for furnace, gas fireplace and hot water tank.

·          75 gallon Gas hot water tank on a rental basis.

·          Rough-in gas BBQ line to main floor area.  Installation to BBQ not included.

·          Rough-in gas line for Cooktop stove in kitchen.  Installation to stove not included.

Interior Finishing Features

·          Oak staircases finished to match hardwood or ceramic tile from main to basement floor as shown on applicable plan.

·          Paint grade staircases to basement from garage as per applicable plan. 

·          Oak balusters or Wrought Iron balusters to stairs complete with oak handrails to main staircase, finished to match hardwood or ceramic tile. 

·          Purchasers Choice of paneled series doors.

·          Top quality trim (3 ¼ - 3 ½” casings, 5 ¼” oversize baseboards) around all windows and door openings.  All trim to be painted white.

·          Crown moulding to Entry, Family/Great room, Dining, Master bedroom, Kitchen area and main hall(s), as per builder & as applicable to plan.

·          Satin nickel/Antique nickel plated lever interior door handles.

·          Coated wire rack shelving in closets, multiple shelves in linen closets.

·          Tiles to walls of all standard bathtub enclosures or tiled showers (if and as applicable) to full height to tub enclosure (ceiling not included). 

·          Imported porcelain tile flooring from builder’s standard to Ensuite, Laundry, Powder Room and Main bathroom as shown on applicable plan.

·          Natural Stone flooring available to Foyer & Kitchen from builders samples.

·          California stucco/knockdown finish to all main and finished basement floor ceilings, except washrooms and laundry rooms as applicable to model or plan. 

·          Bull nose (rounded) corner bead where applicable.

·          Interior walls (excluding garage) to be decorated in flat latex paint.  One coat primer and two final coats.  Choice of colour selections from builders samples maximum of 4 colours.  Kitchen, laundry and bathrooms finished in eggshell, All trim and baseboard to be finished in white semi-gloss paint.   

·          Ash or Oak hardwood flooring (3-1/2”x3/4”) to Dining, Family/Great room, Hallways (if not tiled) and bedroom areas.  Choice from builder samples as applicable to plan and price list. 

 

Warranty

·          Ontario New Home Warranty coverage includes:  7 years – major structural defects; 2 years – plumbing, heating, and electrical systems and building envelope; 1 year – all other items.
